I know I was mad at you last week for running over the cat, but I have a favor to ask.

Well, I realize this is the first time it has happened in our "new house"---but could you fish my wedding ring out of the drain?
The drain? AGAIN?
Sorry.
This is going to cost you.
But, YOU are the one that ran over the cat!

(As I went to fish the ring out of the drain I discovered that I was about to be in the dog house again. She had argued for getting a home inspection done and I had said, "but Honey it is NEW." What could possibly be wrong? Well----I soon discovered that I couldn't get the trap apart to rescue the ring and our marriage. The plumber had installed a trap that could be taken apart. The drain could also be disconnected from the disposal, but the rest of the drain assembly was constructed of glued together components and threaded onto the end of the strainer----with no way to get it off----without cutting the pipe. The whole contraption was just too long to turn of the end of the sink.)

I have some good news and some bad news.
You found my ring?
I'm going to the hardware store (the good news) and (the bad news) don't use the sink!

Nice post and yes all homes new and other wise need an inspection. Who is to say it was all done right ?

Yikes! I have seen this in my fairly new house, fortunately it wasn't anything as valuable as a wedding ring so we didn't bother with it!
Carol, you should always be able to take apart a trap for cleaning and finding lost goodies.

The black pipe is ABS. Most times you see this type of pipes in manufacturer homes, which I would bet is where that photo was taken at.
It does not help my marriage so much. Seems like all I do is work and piddle here at AR
Phillip, whether you see ABS or PVC pipe is largely a regional thing and has little in my experience to do "specifically" with manufactured homes. While PVC is starting to make some in-roads in this area in the last 5-6 years----most everything we see around here, new, remodeled, or manufactured is ABS. This photo was new construction----site-built. There are areas of the country where just the opposite is true----where ABS is rare.

Charles, I always encourage my buyers to get a home inspection. It just makes sense to me. They don't catch everything, but get most problem areas.
Bob, you bring up a good point. The best inspectors don't get everything----but multiple inspections comes pretty close. New houses should be inspected by the seller before they go on the market, by the buyer at the time of purchase and again just before the end of the warranty period.

You are right there are regional difference. I will have to remember that when I post.
In my area manufactured homes have the ABS pipe and new construction is PVC.
It is very rare to see a AAV under a sink in new construction where in a manufactured home I see them a lot.
Hi Phillip, from what I have heard that may be somewhat regional as well----the AAV thing. We are seeing them all the time now in new construction----I guess the plumbers are seeing a savings in not having to run all that extra venting pipe. Since the IRC started allowing them they have become quite common. Now the "trap vents" (common in mobile homes) are another story----they are still not allowed. I have an upcoming blog to show folks the difference.
