Well, it probably took 40 hours to fix the 40 posts, which was not too bad considering I only recommended that one be fixed----which would have taken only about 40 minutes. A few weeks ago in my post called, “How many code inspectors does it take to inspect a crawl space,” I talked about a post that was not adequately attached to its footing. When I went back for the re-inspection I found that someone had done an incredible job of attaching metal brackets to all 40 of the support posts throughout the entire crawl space-----like the ones in the picture below. As you can see there are two heavy metal brackets attached to each post. Each bracket required roto-hammering holes to bolt the brackets to the footings and then the brackets were bolted to the posts. This is how it was done, in spite of the fact that there is already the required metal strap attaching the post and footing (as can be seen on the left side of the right post). This next picture is what the post I called for repairs to looked like----prior to repairs. This next picture shows what the post looked like----after repairs. As you can see, except for the angle of the picture, they remain pretty much the same, and most likely will continue to do so for another 40 days and 40 nights. Charles, I would say the contractor was a little confused, maybe a map would be in order next time. You did not say but I hope the faulty post was not visible from the other posts. If it was then the contractor or who ever made the repairs really needs to pay more attention. I'm sure your report had a photo of the post also but may not have been relayed to the seller to identify the problem.
Overkill misses the target. As agents we need to be more hands on...even if it means going ito the crawl. Well, maybe not that far.

Dennis, in the report I discribed "exactly" where the post was----including a picture. The un-fixed post was four feet away from the ones that were "repaired" in the above picture. Note the fastener box that is right next to the post in the last picture? that is not in the initial picture? :)
Putting aside a lender or appraiser's concern, I'd think the homebuyer would want the original issue resolved. So what happens now? Do you reinspect?

Kate, I suspect so with this buyer. I have been back 4 times with one buyer----all are different in what they are willing to pay for :) Sometimes agents will pick up the re-inspect fees----sometimes I do them for "free"---just depends. If I have to drive a long ways or put on my coveralls----there is usually a fee.
You have give them and A for effort, but an F for following instructions.
Charles, how incredulous that they went to this effort to yield....nothing. Go figure.
That reminds me of the before and after pictures of when I try to get my kids to clean thier rooms.
So they went above and beyond fixing everything except for the one thing you called out on the inspection report? Sounds to me like they'll need to call their contractor back in again....

It sounds like somebody overkilled what didn't need to be done and underkilled (I just made that word up BTW) what did need to be done.

I really like the brackets though. Did you mention the messed up vapor barrier? Or did they fix that in the house nextdoor?

Don, at the re-inspect I marked the post with blue tape and put a blue-tape "X" on the floor above the post. The original report had very clear location indicated----so not sure the blue tape trail is going to be of any help :)
