I had bad gas at a recent inspection!

No----not the elevator or the under-the-covers kind.

Take a look at this picture.  This is new construction.  Can you tell what is wrong?

Cooking with gas

A properly adjusted gas cook-top burner will be a nice even blue----with NO yellow.  In this case the entire flame is yellow.

   Why?

Actually the answer is pretty simple.  This is a Natural Gas cook-top running on Propane----someone forgot to change the orifices is all----a pretty easy fix and the correct orifices may have even been included with the unit.

Makes me want s'mores; looks like a great campfire. Gas stovetop burner? Not so much.

Charles....was that a code violation that wasn't caught??? is it dangerous??

We noticed some gas smell at a recent home inspection. The Buyer could not smell it. It turned out to be the fireplace. It had a small leak. Glad the 'nose knows'!

Sometimes you have to live in the country to learn about LP. Or just hre a good home inspector.

This is good information to have!  I never knew there was a difference.

Hi Charles, "This is new construction". "Can you tell what is wrong?"   The answer - It's Electric ? LMAO

I wish I had said, " It's the orifice , stupid", LOL

Now when I go to cook something I am going to be staring at the flame to see if it is the right color.

I'm actually curious about the writing on the backsplash area.  It looks like a punch list of things to still do?

Posted by Michael J. O'Connor, Eastvale, 951-847-4883 (Diamond Ridge Realty) about 2 years ago

Julia, will marshmallows work?

Lori, thanks----glad you find them helpful

Barbara, it is a really inefficient way to burn propane and likely has higher likelihood of carbon monoxide-----it would be a code violation likely by not meeting manufacturer's requirements

Bryan, yes the odor of a gas leak is can be pretty obvious

Glenn, for sure----not much propane in the city of Seattle----except for barbeques

Michael, yup----big difference

William I take it you are not a big fan of having gas?:)

Gene, and thinking about having bad gas?

Michael, this was some sort of staging about "homes" in general----poem-like

Charlie - Seems simple enough for me, but it's hard to believe that somebody who does this for a living overlooked one important but very simple detail.

I have seen this a couple of times recently but it usually isn't the builder but the homeowner who buys the wrong cook top...
I hope you're having a great Thursday Charles!

When I see that I immediately go to the other appliances to look for the LP sticker!

Then, because I am hypnotized by the flame, I break out the marshmallows and make smores...

Charles - As I live in an area served by propane, I had to make the same change in my range when we bought a new one a couple of years ago.  You're right, almost all come with both LP and Natural, but the Natural is "naturally" the one installed.  It's an easy fix, but must be done.  Otherwise the range is only good for marshmallows or hot dogs cooked on a coat hanger.

Hi Charles...I knew the flames should be blue but I sure didn't know why.  Thanks for the tip.

I don't know Charles, I kind of like the flame as it is, camping in the house.

Carol, in this case it may not have been a real appliance installation company that did the installation

Paul, for sure

Jay, definately a good idea

John, do you mean to say that I can not live on only toasted marshmallows?

Kate, you are welcome

Dennis, it is kind of a happy yellow isn't it

Kate I will keep that in mind :)

Debi, now you know-----but will you remember? :)

Andi, thanks

Mr Charles,

Don't give it away. I think that your complaint has to do with the flame at the front right burner. Am I hot? Ha, Ha, Ha. Am I roasting on a spit...Ha Ha Ha, two times.

I didn't realize there were different orifices designed for use with Propane... (of course we don't see a lot of Propane heated homes in our area... so no reason I should have known)... but good information.

I always learn something new when I visit your blog... (like the fact that Nutsy looks delicious and would char up nicely)

Mr Charles,

I am thinking, as I mull this over, that perhaps this is actually a 240V electric range?  Could that be the correct answer?

Mr Charles,

Can you please give me a straight answer? Is this an electric range that is malfunctioning?

Nutsy

Posted by Steven L. Smith, Bellingham, Wa. Home Inspector (King of the House Home Inspection, Inc) almost 2 years ago

Nutsy, with a good frying pan you might feel "at home on the range."
