More gutter talk from the world of Seattle Home Inspections.

     Leaking at the corners of gutters is very common.  Sooner or later the seals at these corners break down and need to be re-sealed.  Leaking at these locations can cause damage to the fascia behind the gutters and hidden decay/rot is common and even affects the ends of the rafters that the fascia attaches to.

     Damage from leaks at these corners typically looks like the picture below.

     In this case calling for proper repairs to the gutter connections by a qualified gutter installation company might have been the wrong recommendation.

     From the roof it is clear that it is not the gutter connection that is leaking but that water is running behind the gutter because of insufficient overhang of the roofing materials.

     In this case it would have been pretty easy to have called for the wrong repair person to make a simple repair-----I wonder what the outcome of that would have been?

Gutters, down spouts and roofing. Sometimes it's hard to spot a problem until the damage is well underway.  I encourage my homeowners to go outside in the heaviest rain (usually at night...so take a flashlight) and mke sure there are no plugged down spouts,leaking gutters, overflowing gutters, or water intrusion around the foundation twice each year. I try to do it myself and it seems sill to be out in the worst weather. Lately I discovered the neighbor's drain was plugged and his rainwater was rivering my way.

Charlie, That would have been a real easy one to call the wrong contractor in on. Some times a little extra time investigating can save a lot of trouble.

When I was in Insurance Claims we got lots of damage because people simply failed to clean the gutters.  I made it a habbit to clean them every year on Thanksgiving weekend while putting up the Christmas lights.  Why go up there twice?  Do it all at once!

I just say, "Rot evident in the fascia at the ______________ corner of the house, under the gutter."  Forget recommending who to fix it!  Why do that?  Sometimes I click my automatic add-on button that says, "Evaluation by a licensed professional* recommended..." which is vague but still in the context of the comment.

* The VA contracts have the "licensed professional" language in there.

Jim, maybe so, but then couldn't we possibly end up with two contractors there anyway----with the general contractor just being the one to figure out who to call?

Jay, but the buyer appreciates it when you can tell them "which" licensed professional.  I save "generic" for when I just don't know---(not very often)
